Completion and opening

The new ‘clubhouse’ of dsm-firmenich in Maastricht is ready for use! In March, the contractors completed the construction of the new headquarters. In the coming period, employees will experience their new workplace. We thank EDGE and 3W for their trust. We are proud to have realized the first Paris Proof national monument in the Netherlands with this fantastic team.

The official opening was performed by Queen Máxima on May 30th. She also received a tour of the building, where many employees and project partners welcomed her.

BREEAM Outstanding

A new milestone in the realization of the new headquarters of dsm-firmenich in Maastricht: the sustainability certificate BREEAM Outstanding has been achieved! The DGBC has now approved the BREEAM Outstanding design certificate for the renovation of the ensemble. The environmentally friendly office will meet the highest sustainability standard, BREEAM Outstanding, which is awarded to eco-friendly buildings that promote the well-being of their users. The smart design and refined construction make the office energy-neutral. A wonderful boost for all involved!

Highest Point

On a sunny day in April 2023, the highest point of the new headquarters of dsm-firmenich in Maastricht was reached! Developer EDGE celebrated this moment with partners 3W real estate, Koninklijke BAM Groep, dsm-firmenich, and Broekbakema.

Start of construction

On September 30th, the construction of the Paris Proof headquarters of dsm-firmenich officially began. The Mayor of Maastricht, Annemarie Penn-te Strake, Dimitri de Vreeze, Co-CEO of dsm-firmenich, Jaco Meuwissen, director and shareholder of 3W real estate, and Coen van Oostrom, founder and CEO of EDGE, laid the first stone of the building in the vibrant district of Wyck.

Constructive challenges

Ronald Wenting, RO advisor at ABT: “Making the new office floors feasible on the garage and integrating the national monument are the constructive challenges in this project. We carefully aligned the design and force distribution of the superstructure of the offices with what is permissible for the substructure. With the necessary creativity and after intensive consultation, the steel structure was shaped so that it largely stands directly on the concrete columns of the substructure. Our geotechnical specialists simultaneously scrutinized the existing foundation. This allowed us to quickly adapt and arrive at an optimal design.”

ABT is collaborating with two Oosterhoff subsidiaries on this project: Huygen for installation technology and bbn advisors for construction cost management.

Location

dsm-firmenich has decided to move their global headquarters from Heerlen to Maastricht. In the Wyck district, dsm-firmenich is developing a new Paris Proof, innovative, and inspiring headquarters in close collaboration with real estate developers EDGE and 3W. The goal is to achieve the highest certification levels for both BREEAM (Outstanding) and WELL (Platinum) for healthy buildings.

Integration of old and new

The new location currently houses the former Euroscoop and the national monument ‘De Ambachtsschool’. The cinema will be demolished, but the parking garage underneath will be retained. At the same time, the adjacent monumental building will be renovated and then integrated into the new construction. All this will be done in less than two years on a tight inner-city location.

The existing underground parking garage will be fully equipped for electric cars. The integration of the national monument and new construction will result in a high-end office building of approximately 6,700 m² that meets the highest climate requirements and is Paris Proof. The two buildings will be connected by an atrium designed by the architectural firm Broekbakema and built by BAM Bouw en Techniek.

High-quality and sustainable office environment

It will be a place where history, technology, and modern architecture merge into a high-quality and sustainable office environment with plenty of natural light and open spaces with hybrid workstations. The charm and historical features of the former vocational school will be preserved. The office will provide at least 350 workstations for over 700 dsm-firmenich employees from the Netherlands and beyond.
