Meet future-proof metrics
The Droogbak dates back to 1884, covers an area of 11,750 square meters, and was built in the neorenaissance style as the headquarters of the Hollandsche IJzeren Spoorweg-Maatschappij (Dutch Iron Railway Company). At the beginning of this century, the building underwent extensive restoration and was designated a national monument. However, to meet future-proof standards for user comfort, safety, and climate, spatial, functional, and technical adjustments were necessary. These interventions were also highly desired by the tenant, the internationally operating law firm Clifford Chance.
Clarity through ABT's quick scan
Owner Allianz engaged KCAP architects & planners for the design. At KCAP’s request, ABT provided comprehensive construction and technical advice. The main objective was to optimize the working environment for the people in the building. Early in the process, ABT conducted a quick scan to assess feasibility, requirements, and approximate costs.
In context
During the quick scan, we assessed the condition of building components, surveyed the structural, building physics, and energy quality, and evaluated compliance with regulations and fire safety. By considering everything holistically and in conjunction, ABT, together with KCAP, established a solid foundation for the design principles.
The atrium
The central role of the atrium was crucial in the design. Multiple routes, including a newly constructed staircase to the first floor, now lead to the atrium—the large ‘courtyard’ of the square building. The atrium serves much more than before as a meeting place and reception area, fulfilling an explicit user request. Sound-absorbing baffles were placed under the glass roof, and soundproof panels were integrated into the walls. The acoustics are now significantly improved compared to before.
The monumental truss structure of De Droogbak
In the hallways, old ‘clattering’ wooden floors were replaced with a soundproof floor. The remodeled attic from twenty years ago was demolished, allowing for a new layout with open office spaces. In the north and south wings, ceiling panels were raised to enhance spatial quality and reveal the characteristic monumental truss structure. The basement company restaurant was enlarged and renovated. The staircase leading there and widening the access to the meeting center posed a true structural challenge; they had to cut through a concrete beam.
Climatic improvements
These improvements were achieved through a series of adjustments to the building’s systems. The approach focused on smart and circular revisions to the existing infrastructure and functional components that were still performing well. Additionally, a new layer of acoustic ceilings was added beneath the (partially) monumental ceilings to enhance acoustic quality, providing more opportunities for new lighting. The team received support from interior architects Fokkema & Partners. Throughout the process, fire safety was improved, and overdue major maintenance tasks were addressed. The result? An inspiring and future-proof work environment.
